Following mutual acceptance of the contract between a landowner and Allied Development, we will begin a feasibility study. During the feasibility study, our engineering consultants will prepare layout options for the property. Allied will present the layout that maximizes the property’s potential to the presiding jurisdiction for review and comment in a Pre-Application Conference. If necessary, layout changes will be made to satisfy any of the jurisdiction’s concerns. It is through this process that Allied will solidify the property’s development potential.
Our engineering consultants, along with the Allied Development team, will work to gather information from the site. This information, along with the layout, makes up the property’s application for development, the Land Use Application. During this time, several consultants will be attached to the project and the various types of information collected may include a Boundary Survey, Topography and Traffic Study, Vicinity/Circulation Mapping, Existing Conditions Mapping, Preliminary Utilities Plan, Preliminary Grading, Drainage and Erosion Control Plan, Storm Water Report, Landscape/Mitigation/Tree Preservation Plan, and Written Application Narrative.
Upon receipt of the Land Use Application, the jurisdiction will evaluate the application material to ensure all items are present and attached to receive a proper review and approval. If the jurisdiction decides it needs additional information, they will request it during this time.
Once the Land Use Application is deemed complete, the jurisdiction will work toward approval of the site, also known as the Preliminary Plat Approval. Depending on the type of project, this process may include hearings, officer review, planning commission approval and/or city council approval.
Our engineering consultants, along with the Allied Development team, will work to gather information from the site. This information, along with the layout, makes up the property’s application for development, the Land Use Application.
The jurisdiction will review the Civil Engineering Plans and work with our engineers on the necessary changes. Following final approval of the plans, the jurisdiction will hold a meeting with the Allied Development team, our engineering consultants, and our construction contractors to review the project schedule and process. At this point, construction can begin.
